

BH Properties plans to upgrade an office building and parking garage formerly owned by CPS Energy.
Courtesy of Gensler and MP Studio.Plans to renovate CPS Energy’s old downtown parking garage into a food and beverage development will be presented before the Design and History Review Committee this week. Gensler, a California-based architectural firm, has provided visualizations for its plans to alter the facade of their seven-story parking garage at 146 Navarro Avenue.
According to Express-News, a seven-story garage was built in the late 1960s to provide parking for the 1968 Hemisfair World’s Fair. Three additional floors of office space were added in 1987 for CPS. The building includes approximately 100,000 square feet of office space and approximately 600 parking spaces. The 304,000-square-foot building is one of several surplus properties that CPS Energy has sold, including the recent sale of its Northside Customer Service Center.
Plans also feature designs to update the ground-level plaza with new greenery and paving to create a restaurant space with outdoor dining spaces and a bar. This would be a drastic change for an area that serves as one entrance to Night in Old San Antonio, one of the biggest events of the Fiesta.

Courtesy of Gensler and MP StudioCPS Energy sold the building to BH Properties, a Los Angeles-based real estate company, in February for $22.25 million. BH Properties has plans to rent out the building and has already listed it on their website.
The designs are scheduled to be shown on HDRC on Wednesday, December 13th.
