Another mixed-use apartment building on its way to Garden City.
At the corner of 43rd and Adams Street, a 70-unit, four-story, multi-family apartment block is scheduled to be completed by the end of the year. This is part of a growing number of extensive developments that have emerged in Garden City as Treasure Valley continues to thrive.

The project aims at “City Life”
Keith Tasker, architect on the project with Hutchinson-Smith Architects, told BoiseDev that this project will meet the demand for more urban living opportunities near downtown and the Boise River. Submission materials from 2020 indicate that it will be called The River at Parkway Apartments.
“Given the number of people moving to Boise and the limited land area, it made sense to build apartments to allow professionals to move into the area to be close to downtown and the Greenbelt to get all the things you get from living in the city,” Tasker said.
Tasker said the four-story apartment building will wrap around a three-story parking garage with 136 spaces. The project will include units ranging from one to three bedrooms and will have the main entrance at the corner of Adams and 43rd Street, with the aim of creating an “urban feel” to the streets.
Other amenities include an outdoor space on the north side of the building with courtyards, covered dining areas, an outdoor kitchen, and a bocce ball court. Residents will also have access to fitness rooms, a pet washing station, a mail room, balconies overlooking the street or the mountains, and bike storage.
An application to the city says the site was a mobile home garden prior to approval by the Garden City Design Review Committee.
Another Parkway Holding Project
The project is one of several developed in the east end of Garden City in recent years by Boise-based Parkway Holding LLC, which is owned by another entity controlled by Eagle attorney Bryan Aydelotte.
Other projects close to the company include Trailwinds Apartments on 42nd Street, Parkway Station Townhomes and Parkway Apartments. The Parkway Holding site also promotes plans for 143 studio units to two bedrooms in Lot 50, located at the intersection of Adams and 42.
Tasker was unable to provide any information about the cost of units at The River and the Parkway website does not list rentals at this time. One-bedroom apartments at Parkway Apartments start at $1,050 per month, according to the development website.
