hotel and A proposed residential tower to build 372 Street House in Sydney, midway between Town Hall and Central, would cater to the city’s booming tech industry, according to the development app.
Woods Bagot has prepared conceptual designs for the proposed tower, which will be 57 stories tall, mostly for hotel rooms. About a quarter of the floor space – on the upper floors – will be for apartments.
“Proximity to Central Station, the local residential and entertainment districts, and the pleasant accessibility of the Central Central Business District makes this district a central focal point for visiting tech industry guests,” Woods Bagott stated in planning documents.

The site is currently occupied by six three-story terrace-style buildings, which will be demolished to make way for the tower.
The proposed platform will be built at the edge of the site on all sides, while the tower above will have setbacks of six to eight metres.
Woods Bagot notes that the tower’s envelope and height were designed to keep the sun’s access to Belmore Park and to protect views of the adjacent Masonic Center, a 1979 Brutalist building that was added to the 24-story tower in 2005. The proposed envelope is a setback from the southern boundary, which It minimizes any issues with the “embarrassing aspects of the building with the Masonic Center because the buildings are corner-to-corner rather than face-to-face”.
The concept design calls for a clear framing that switches between a two- and three-story scale, with mid-panel structural beams that reduce the external surface area of clear glazing and provide solar shading for the windows.
The concept development application is on view to the public until February 8.
