Three miles north of downtown Atlanta, Ansley Park boasts 275 acres including the Ansley Golf Club along its northeast border. It shares a mile-long southwest boundary with Piedmont Park, Atlanta’s largest public park and home of the Atlanta Botanical Garden. The neighborhood’s western boundary extends a stone’s throw from I-85, and Beverly Road NE serves as the northern boundary until it lines up with Ansley Golf Course. The neighborhood is a designated historic district located less than two miles from the Georgia Institute of Technology and about a 25-minute drive from Hartsfield-Jackson Atlanta International Airport.

“The most expensive homes are closer to Peachtree Street because they are older and more large homes,” said Mr. Cook. “There are streets close to Ansley Golf Club and closer to Piedmont Park which are very desirable too. There are a few streets that overlook the parks and these homes come in at a great premium.”
Downtown and a mile south on Peachtree Street, Google opened a new office in September. On the same block, new condominiums at 40 West 12th St. On Ansley Park Marketplace with housing selling for over $1,000 per square foot.
“If something hits the market and is priced correctly, it will be devoured on day one because there is not much inventory,” said Mr. Cook.
Ms Arp said inventory is low enough that she is seeing inflation of up to 1% per month in residential property prices.

Compared to Buckhead, a luxury enclave about seven miles north of downtown Atlanta, Ansley Park averages about a quarter the size, and homes are about half the square footage. But unlike Buckhead, Ansley Park is walkable to museums, the Atlanta Symphony Orchestra, the Atlanta Botanical Garden, golf courses, restaurants, and shopping.

The most expensive home sale this year came in at $3.9 million, and Atlanta Fine Homes Sotheby’s International Realty set the overall record in 2016 with a home sale of $5.4 million.
“Both were off the market, which explains a quarter of the homes here are sold,” said Mr. Cook. “You just have to be aware.”
He said he expects next year to be active due to pent-up demand. Mr. Cook also expected an increase in supply in the neighbourhood. “Everyone is looking for the same thing. There will be new listings after the new year, but the stock will still be low
Due to its proximity to Midtown, which is attracting new business and development, Ms. Arp said Ansley Park is “the most desirable local community.” She said she expects home prices to rise next year due to lower inventory.
